Spring 2023 Real Estate Update

After reviewing the 2023 first-quarter sales figures, it is apparent that sales are down in most of the Valley. Here is a synopsis of what we are seeing: Aspen's sales volume is down nearly 40%, Basalt's sales volume is down about 16%, while Carbondale's sales volume is up 36%. Carbondale’s increased sales volume represents its increased desirability and more consistent inventory levels.
Inventory remains the topic of discussion and will continue to be our greatest challenge in years to come. Due to limited inventory, sold prices per square foot continue to rise. Sellers remain hesitant to sell and certain buyers are undoubtedly more hesitant to buy due to high-interest rates and economic volatility. However, we continue to witness properties receiving two-three offers and moving quickly if they are priced appropriately. In many instances, buyers are prying away properties by paying sellers top dollar for off-market opportunities.
Off-season has arrived, and our savvy buyers have realized that they often gain the most negotiating power during the next two months. If you are considering buying, I encourage you to move quickly on anything you have your eye on. Once the summer season approaches our market becomes far more competitive for buyers.
