As 2022 begins, after two record-breaking years of sales, it is overly apparent that little has changed in our local real estate market. The demand remains strong, the inventory remains limited and yet buyers are still finding opportunities within our marketplace. What is even more abundantly clear is that more people want to live in more remote areas like the Roaring Fork Valley, surrounded by the outdoors and the beauty of our natural landscape.
Record-breaking sales and asking prices in Aspen continue to push buyers towards Basalt and Carbondale, creating a new luxury sector in the mid-valley for buyers seeking value. I suspect this trend of mid-valley sales in the $3M-$6M range will continue to grow over the next few years.

Storm cycle provides needed boost to Aspen-area snowpack
The waves of snowstorms that rolled over the Aspen area in late December brought the kind of snow that can make a dent in the ongoing drought.
The heavy, wet snow boosted the snowpack by 25% near the headwaters of the Roaring Fork River, 32% at the headwaters of the Fryingpan River, and 64% at the headwaters of the Crystal River in just four days.
“It’s definitely huge, especially considering how dry the season started,” said Karl Wetlaufer, a hydrologist with the U.S. Department of Agriculture’s Natural Resources Conservation Service. “Since Dec. 7, we’ve more than doubled the snowpack.”

Two Factors That May Impact the Real Estate Market in 2022
It's no secret that 2021 has been a hot year for the real estate market. Houses are selling at record prices, bidding wars are frequently taking place for the limited inventory available, and it's not unusual for buyers to pay for home purchases entirely in cash.
Though the market appears to be normalizing somewhat as more listings become available, 2022 is poised to have some unique issues and challenges of its own when it comes to real estate sales. Two factors in particular are likely to impact the market in the year ahead.
