As a trusted advisor to buyers and sellers in the Roaring Fork Valley, it's critical for my clients to have the most accurate data. As we enter the 4th Quarter of 2023, I examined the sales numbers from Carbondale to Aspen. In comparing 2023 year-to-date numbers with pre-pandemic 2019 numbers, here is what the data shows:
Average sold prices, average sold price per square foot, and sales volume are up nearly 50% from Carbondale to Aspen.
Days on the market have decreased slightly in 2023 compared to 2019.
On average in 2023 Carbondale properties sold 23% faster than in 2019
On average in 2023 Aspen properties have moved 44% faster than in 2019.
Basalt has remained the same in 2019 and 2023 with an average of 159 days on the market.
It's important to note, that average days on the market are significantly higher in 2023 than they were during the pandemic-driven market. On average, listings are now taking 5-7 months to sell. Thus, from an absorption rate standpoint, it's clear, we are back to a 2019 "normal" paced market.
It’s evident that prices continue to rise, and while many national news headlines may argue prices are dropping and that sales are down, this simply is not the case for the Roaring Fork Valley. Yes, rising interest rates and economic volatility have slowed the pace of our market. The pandemic frenzy is over, however, we continue to see price per square foot growth, average sale price growth, and overall sales volume growth.
For sellers, it is critical to understand buyers are being more patient and taking their time to locate the right property. This does not mean your listing will sell at a large discount, instead, it may just take more time to sell than during the pandemic times.
For buyers this is a great time to be involved in our market, competition remains limited and you have more options to choose from. Our market is expected to become highly competitive again when interest rates drop. Many buyers are waiting on the sidelines and will re-enter the marketplace when interest rates dip. This will further push prices up and make securing properties more challenging. If you are a buyer looking in our market, purchasing now has a great deal of advantages.
