It’s no surprise that the pace and energy surrounding real estate transactions—both locally and nationally—shifted in 2025 compared to the frenzied activity of prior years. Many sellers experienced fewer showings, longer days on market, and more frequent price reductions, while buyers began to enjoy renewed negotiating power. Of course, this wasn’t universal, as our local market remains nuanced and influenced by unique factors.
The reality is clear: with limited inventory and developable land, and an irreplaceable lifestyle, the Roaring Fork Valley continues to be in high demand.
The data below underscores this point, reflecting sustained strength in the valley’s real estate market. Prices continue to rise across most segments; overall sales volume, average sales prices, and average price per square foot are all up. Though the rate of growth has moderated from prior years, these increases represent a healthy and sustainable level of appreciation—one that is likely to continue for years to come.
